Open Question: Should I have to apologize? or should he?
alright so my boyfriend and I got into a big fight the other day, and it started because of this… (ITS A VERYYYY LONG STORY SO IF YOU DONT WANT TO READ…SKIP THROUGH)

Yesterday my boyfriend and I had set up the day to be going to see the new movie district 9 with some close friends. We called up our friends the previous day to let them know, but we weren’t sure about the time. I let my boyfriend know that i rather not go too late on Saturday night because I have to wake up really early Sunday morning to go to work. He said sure we’ll try to go for an earlier time but my dad wanted me to help him out at his warehouse. So I told him it was fine with me to go help his dad out.

Now that was Friday, now its Saturday. he said he’d help his dad in the morning until maybe 1 pm or 2 pm. Currently my phone has been turned off because I’m switching cell phone plans, so only ways of contact is through msn or through my brother’s cell. So I literally waited by the phone and on the computer for him to call me up and say “hey i’m out, so lets see the movie at such and such time”

I keep waiting and waiting, I was stuck in the house all day doing nothing but sit by the phone, watch tv and go on the computer. Its 4pm and now I’m worried, it was storming really bad outside 60 mph winds and horrible thunder, i was thinking he maybe got into an accident on the roads, so I called him from my brothers cell…he didnt pick up 3 times…so I assumed hes still busy.

now I’m still waiting and its 8:30 pm…finally I see him log onto msn, by that time I’m thinking its too damn late to go to the movies because I have to wake up around 4 am.

I ask him “hey what happened where were you all day?” and he tells me “oh my dad and I got sidetracked, he dragged me to our boat we had to put it on the trailer and take it all the way to the marina”

so by that time I’m thinking why didnt he bother to call me to let me know? my friends were waiting on our call the whole time, which I thought was rude, because they had to wait all that time.

So I got annoyed, I’m like why didnt you call? he says it wasnt his fault that he had to help his dad out, and he proceeded to change the subject. I’m like dude…I wasted my WHOLE day, I could’ve been out doing things, hanging with someone or doing something, but I didnt know because you didnt let me know

Oh hey I might not make it, lets go some other day. Something along the lines of that would’ve been fine. And yeah I understand why he couldnt but then again he didnt apologize to me, because now my friends are pissed at me and I dont know what to do. He basically left us all hanging.

Now hes blaming the whole fight on me, and idk what to do. Hes starting to say how hes right and I’m wrong…

so guys who should be the one apologizing? Did I do wrong by telling him that he should’ve at least given me a call? or did it sound too bitchy?

Open Question: how can i trust that my boyfriend won’t cheat on me again?
ok, well im 15, and ive been with my boyfriend a little over a year and 3 months now and i’ve recently found out that he cheated on me.
it broke my heart to have been told this. but here’s a short version of the story..
about 2 months ago, i found texts on his phone from a girl who he had been talking to a lot. the texts wern’t really anything serious, but i’m a little insecure and took them more seious than they were. anyway, he promised me nothing was going on and that he loved me very much. and recently, i found he had cheated on me with ‘a girl from where is dad lives in birmingham’ and all it was, was two pecks on the lips and he said he was drunk. the girl who had been texting him told me this.
2 weeks ago, i was at his house and i know it was wrong, but i read his chat logs from Messenger. and found that he had still been talking to her even though she had caused our relationship so much trouble.
they had been talking to each other rather a lot, and the conversions got a little personal. they were planning for him to go round her house so that they can have sex.. i carried on reading and i started crying.. because the conversions were from last month, and we live quite far away from each other.. so i do i know he didnt go round her house?
anyway, he came back in the room to see me crying, he ran over to me asking me what was wrong, i couldn’t look at him.. we talked, i told him i read the conversions and he said he was sorry and it meant nothing. but then he also said that it was her that he kissed 2 months ago, not some girl in birmingham.. he has promised me and swore on my life that he won’t EVER do it again, and i think i believe him?

and when i said that if he does it again then were over, he practically cried in my arms and kept telling me he was sorry and that he loved me.
we had been arguing for a while, not big aruements, just bickering. and i went a little crazy, and everyone was telling me i was loppy and needed to be locked up..

but now he is in ireland with his family and how do i know that he wont do it again? what can i do to re-asure myself that he DOES love me like he says he does and that he isn’t going to cheat on me again?

i really love him, and i don’t want to lose him. if i do, ill have nothing left… please help me?

Foreclosure Sales: The Process

Landlord Guide – The Eviction Process

The first stage in the eviction process is to serve the tenant with what is called a Notice of Termination form.

You can evict tenants who are on a month-to-month lease simply by giving your tenant 30 days or 60 days advance written notice. The form is called a 30-Day Notice or a 60-Day Notice. In some states 30 days is required, in other states 60 days is required.

Laws differ in various states regarding what is an acceptable circumstance under which a 30 Day Notice can be served.

Subsidized housing programs often limit what you can evict a tenant for. They usually have forms where you have to list the reason for the eviction.

Some rent control cities require “just cause” for eviction, and the landlords notice must state the reason for termination.

Some reasons for eviction are unlawful. For example, an eviction cannot be retaliatory or discriminatory.

There are three kinds of Notice of Termination forms that are most commonly used based on the reason for which you are evicting a tenant.

Pay Rent or Quit notices: This notice is given to a tenant who hasnt paid the rent. The Pay Rent or Quit notice tells the tenant to pay the rent or move out. Tenants are allowed anywhere from 3 to 30 days to pay the rent in full depending on your local and state laws.

The notice called Cure Or Quit is given to a tenant who has violated a condition of tenancy listed on the lease agreement. It instructs the tenant to fix the violation in a certain amount of time, which is usually determined by state law, or face an eviction.

The Unconditional Quit or Notice To Quit notice instructs your tenant to move out in a certain amount of time without giving the tenant a chance to fix the violation in the lease agreement or even to pay the rent. You must be careful with this notice. This notice frankly says just get out. Most states do not want you to use this notice unless the tenant has broken the law in some way such as selling drugs from the apartment or has totally damaged your rental unit. Do not be lazy and use this form as just a “catch all” form. In the few cases where a tenant has won against a landlord, it involved the landlord using this form.

If your tenant doesnt fix the violation, pay the rent, or leave the rental property after receiving the appropriate legal notice, he isnt automatically evicted.

You need to start the eviction process.

You need to file the proper forms with your local court and have the tenant correctly served with a summons and complaint. The form you use for the complaint can be provided by the court and when you fill it out, you must not put on it anything but unpaid rent or actual property damages. You can NOT put late charges or other fees on this form. If you do, it is likely that your complaint will be denied by the court.

The biggest mistakes property owners make is in how they serve the tenant. You can not just put it in the mail or shove it under the door. You need to go through a court approved serving agency in most cities. Each state has its own rules for what is considered the correct legal serving of documents and forms. If you do not know the law in your area, you should contact a local attorney’s office.

By law the court will set a trial date. Your resident will be given a certain amount of days to file his own answer to your complaint.

At this stage, most residents will vacate your rental. The legal summons and complaint tells them you know the law and you know what you are doing. They know that they broke some condition of the rental agreement they signed with you when they moved in.

If your tenant settles informally, you must officially dismiss your court eviction action.

If your resident thinks he can ignore your summons and complaint he is mistaken. The court will move forward with the eviction process without the resident.

This is called an uncontested eviction. The court requires you to prove your case, but the tenant isnt there to respond to or deny your charges. Typically, you can easily prevail in this situation, as long as you have good documentation.

4. Should your resident file a response with the court in the correct amount of time, and appear in court on the date given, you each will have the chance to present your evidence and then the court will make a ruling.

This is called a contested eviction. If you are well prepared will all your supporting evidence and paperwork you will usually win. But if you evicted the tenant due to discrimination or retaliation, you will not win.

5. After you win the eviction suit with the court, you then give the court judgment to your local police department.

The local police will contact the tenant and tell them to move immediately by a certain date of face a lock out. A lock out is when the police come to your rental unit and physically remove the tenant and all her belongings from your rental. Make sure you have a locksmith meet the police at your rental and change the locks as soon as you regain legal possession of your rental.

You should have a property management company or a lawyer deal with the evicting of your tenant. The reason is that it is a complex process with forms and letters to file and serve that must be done exactly by the book. Any mistake along the way in this eviction process will delay the eviction and you’ll have to start all over again even if it is clear that the tenant has violated a condition in the lease agreement.

Find a law firm that specializes in property management law with an “eviction and collection” legal department.

With an eviction collection law firm, you simply turn the tenant over to them and they do the rest. They handle filing with the court, serving the tenant the legal notices of pending court action, and they even call the police and schedule a date for the lock out. All you have to do is show up at your home for the lock out so you can change the locks. Next, they have their own collections department where they keep calling the tenant to work out payment arrangements and put a negative mark on the tenants credit report until he does pay.

Saving Money In The Recession: Creative Tips

You’ve certainly heard people say that it’s impossible to save money when there’s a recession going on, but that’s really not the case and there are ways that you can save money, even when there’s not much money to be had. The main thing with saving money during recession times is that you have to be more creative with both spending and saving so that you can still get what you need while putting some money back for a rainy day. Don’t get afraid and buy the hype that you won’t be able to save and that you’ll end up going broke because you can’t even make as much as you need to spend – that’s simply not true for most people.

People who generally have a tendency to save money will already have some money put away in savings or investments, and they’ll probably have a little bit easier time during a recession simply because of the security of having some of that money. People who have money put away don’t fret as much during a recession because they can live off of that money if they have to, but that doesn’t mean that they shouldn’t still try to save, since a very long recession can even cause savers with nest eggs a problem if they aren’t careful. People who generally don’t save money and who spend all that they make won’t have that nest egg and they can go into panic mode, but if they practice being more careful during a recession they can actually save some money and survive the uncertain financial times.

In truth, however, it doesn’t matter that much whether you saved or spent in the past, because you can learn to hang on to the money that you have now and get yourself through the recession without getting ridiculous about saving and without being afraid all of the time that you won’t have any money left. When you start saving during a recession it’s normally out of necessity, but recessions are actually good times to do this because, when you learn to save with less money, it becomes easier for you to continue to save with more money later. More money later will make it easier for you to acquire a good nest egg, and one that you will have proved to yourself that you could start during hard times.

The basic formula for saving during a recession (or any other time that you want to put some money back) is that you have to spend less than you make. Take, for example, people who buy their lunch out every day and stop on the way to work to get a morning coffee. These people are spending a whole lot of money and they probably don’t even realize how much it’s costing them, but they could save a great deal of money – sometimes hundreds of dollars each month – if they would simply make their coffee at home and pack a lunch to take to work with them instead of spending money out all of the time.

You can also save a lot on what you eat at home, because the average family actually spends a lot more than they need to when it comes to the dinners that they fix and the foods that they eat – they eat too heavily and use products that cost a lot. Look for sales instead, and buy the things that are on good sales, offer buy-one get-one deals, or that you have coupons for, but don’t let coupons fool you on brand names, because the store brand is often cheaper than the name brand (and just as tasty) even with the coupon. It might seem like you’re giving up a lot of things, but shopping that way can be a lot of fun and can become a game that you play with your spouse, your friends, and your children as to who can find the best deal.

Remember, though, that if you don’t need something it doesn’t matter how good of a deal it is, so don’t get suckered into buying things that you won’t actually use just because the price is low. You can end up regretting those kinds of purchases later, since you’ll spend the money that you should have been able to save by buying sale items. Look at the sale fliers beforehand, go to the store with a list, and buy only what you need so that you’ll be in better shape financially and won’t spend money without paying attention to where it’s going.

If you use a budget or keep a list or journal of the money you’re spending, it can help you spot trends that you might not have otherwise noticed. You can see where literally every penny is going that way, and you won’t have to worry about ‘forgetting’ where a lot of your money went or not understanding how you could have spent so much. A budget can also show you places where you could cut corners and spend less without causing a hardship to your family, and that will help you save even more, even when there’s a recession going on.

Buying a home is a long-term investment. You’ll probably live in a home for some time so you have to make sure that you really want the home you will purchase. It is best to be clear about what you want in a home before you start your search. 1. What are the amenities you are looking for? Ask yourself if you want a fireplace, swimming pool, a garden, etc. Create a basic criteria of amenities you would want in your home to narrow down your options. If a home doesn’t meet your amenities criteria, simply say no to it and move on to the next one.

You need to decide where to live in relation to your work, your family and friends, your kid’s school, commercial areas, and places of worship. Your location determines your travel time each day. 4. Do you want to buy a home that needs renovation? Are you willing to put in the time, effort and finances to renovate a home? How much are you willing to invest on repairs and modifications? Create a standard concerning renovations so you can remove certain homes from your search.

5. Will safety and security be an issue for you? If you have small children or are living alone, safety and security may be a top priority. Ask yourself what you will need in order to feel safe in the new neighborhood so you can eliminate homes that don’t meet the criteria.

Remember to put in some effort in clarifying your home preferences and goals in life. This exercise can simplify the home buying process and will help you feel comfortable with your purchase in the long-run.

When home sellers accept a contract on MLS-listed property, the property’s official status changes from “Active” to “Pending”. By measuring the number of “Pending” homes nationwide, the National Association of Realtors publishes its once-monthly Pending Homes Sales Index.

The NAR assumes that 75%-80% of all homes pending will close within 60 days while the remaining will close within 120 days. Thus it is considered a prediction of future home sales.

Though the index is intended to give a look ahead to future Home Sales it may not be very accurate due to several factors. 1. It sample about 1 in 5 MLS transactions 2. It doesn’t track for sale by owners. 3. It doesn’t account for new home sales.

In addition, in a tough mortgage climate such as the one we’re in now, a greater percentage of pending sales will fail to close at all because of lack of financing.The Pending Home Sales Index still has its place, however — it’s a terrific look at the buy-side demand for homes.
