Voting Question: What do you think of this story?
Keep in mind that this is the fourth chapter of the story.

The sky had gotten dark fast tonight. It was five past seven. I stood on the sidewalk out the front of Ryan’s house. As always the milk bar/house grabbed my attention and stood out more than Ryan’s castle did. I longed to lie under the glass veranda on the roof of the milk bar and just stare at the stars; to clear my mind and think of nothing but how all those millions of tiny dots could make you feel so small and insignificant.

I bounded up the same familiar porch steps and this time the double doors opened under my hand to Ryan’s gleaming face. He was dressed in blue jeans, matching blue button up shirt and, a white t-shirt with an elaborate swirly pattern on the lower right side. I had to admit he looked quite good, charming even.

“Surprise!” he cried.

“This is my surprise?” I asked bewildered. I had to be missing something…

“No, no,” he tutted laughing. “I was joking.” Ryan took my hand and led me through the door. “Come on.”

Why were we going into his house? I practically lived in this house… what could possibly be of surprise to me in here?

We walked silently up the spiral, marble staircase. The house was quiet; Lily was probably already tucked up in her bed; Mr. and Mrs. Tama, huddled up on the couch watching a movie; Ryan silently towing his best friend up to the third floor.

With me in tow Ryan led the way to the third floor. There were two rooms on the third floor, his bedroom and his bathroom. In his room there was an immense glass sliding door leading to a small balcony. His balcony was level with the roof of the milk bar. I loved Ryan’s room; I could very well live in his room for the rest of my life. The bed was King sized and soft, the carpet softer than Lily’s. The walls were like one of a log cabin, except it was just a wallpaper. It created a very cosy feeling. Half of the far wall was devoured in another sliding door leading to Ryan’s walk in closet. He hardly used it, only half of it was filled with clothes, the other half with books and other stuff. Beside that was the door to Ryan’s bathroom which I tried to avoid at all costs.

I plonked down on his bed. “What’s the surprise?” I asked excitedly.

Ryan sat beside me. “Close your eyes,” he instructed.

I put my hands over my eyes reluctantly but then opened a little hole in my fingers so I could see what Ryan was doing. He was in his closet now.

“No peeking!” he called sternly without turning around from what he was doing.

I covered them again and collapsed onto the bed. I could hear faint rustling and grunting as something was being dragged across the delicate carpet. There was a click and whoosh as the balcony door opened and more rustling as the object was being dragged through the sliding doors and onto the balcony. What is he doing? I thought.
More grunting and a soft bang, then silence. A few moments later, footsteps budding towards me.

“Ready?” His voice had a distinct smile in it.

I nodded numbly, the excitement and curiosity overpowering my body. Ryan’s hand found mine and with my other hand still over my eyes leaving me quite blind, led me towards the open balcony door. I could tell because there was a breeze floating daintily through the doors, playing with the aromas in the room. Ryan smelt particularly good tonight. Whatever he was planning he sure was trying very hard at it.

Do you like it?
What do you think is going to happen next?
Mentioned before this chapter are that these people are 16-17 and are bestfriends – nothing more.
How can i improve?

thanks in advance :D
Nikki: I’m glad you liked it (:
The surprise is that Ryan knows how much Kimberly (the main character, the one telling the story) wants to go onto this milkbars roof. So on the day of the school dance which they dont go to, he sneaks her onto it. What you just read was Ryan getting a piece of wood and dragging it onto the balcony and using it to make a walkway between the milkbars roof and his balcony. Ryan actually very much loves Kimmy and he plans to tell her how he feels under the stars, untill Kimmy tells him how much she likes his family friend. It’s not too cliche is it?

Resolved Question: My mother says my gown I picked out is too formal for the setting?
We are planning on an outdoor wedding at a lodge in Gatlinburg, TN. It has a large garden and terrace, a large front porch, and the interior of the lodge is tastefully decorated (not that log cabin decor look–think wingback chairs and hardwood floors).
The dress I found yesterday was absolutely gorgeous. I can’t find a pic online, otherwise I would post it. But it’s made of an ivory satin with a layer of champane lace and a short train. It is very comfortable and romantic looking. It doesn’t “poof” at all.
What do you think? Would it be too formal?
Gillan–your dress is somewhat similar to mine! A few differences–mine does not have the sash, the lace is slightly more predominant, and the top of the dress has a few pieces of lace that sit higher than the satin….otherwise it’s very very similar!
Also this is my First and only wedding.

Home staging training has been teaching realtors how to sell homes faster for over twenty years. Studies have shown effective staging training can increase the success rate of even the most accomplished realtor. This translates into a quick sale which is better for both you the realtor and the homeowner.

Every realtor has sales goals they’d like to achieve and home staging training will teach you the techniques to reach your goals. The best part about this training is it can be completed rather quickly, unlike other careers. The courses are even offered online allowing you the freedom to take the classes whenever it’s best for you.

The competition among realtors is often fierce so you’ll want to gain any advantage you can. Using the skills you picked up during the training will make the homes your showing stand out among your competitors. Most realtors will tell you that marketing and presentation are two of the most important skill you can have and home staging only enhances them.

Every realtor knows that curb appeal is a major factor in getting a home sold. You can think of home staging as the same thing but only indoors. It’s always important to remember that the way you live in your home is much different than the way you market and sell your home. Setting up the rooms of the home in such a way that they enhance the look of the home is the key to home staging.

Home staging training teaches techniques that have been in use for decades and were developed by a realtor named Barb Shwartz. She combined her knowledge as a realtor with her experience in interior design to come up with a winning formula for selling homes.

Home staging training teaches three basic rules to all realtors attending the course. The rules of clean, clutter, and color are stressed in every home staging training course. Making sure the house is clean from top to bottom is the first step since a dirty home will be impossible to sell. Clean every square inch of the home from the kitchen, bathroom and floors so the home will shine for potential buyers.

The second rule stresses that clutter can often make a home seem smaller and detract from the floor plan and flow of the home. By applying the simple rule of less is more by removing most of the furniture. Select just a few key pieces to give the home a natural feel.

The courses available on home staging training will teach all you need to know and earn you the title of an accredited home staging professional. Once you learn the tricks of the trade, you’ll see results that will make anyone smile.

Think about Energy in Your New home

If you’re looking to buy a new home, you’re looking at the number of bedrooms, bathrooms and the size of the family room. The area, property and community are important to you. But how much time did you spend thinking about energy?

New construction houses, such as new real estate in Commack New York, tend to be far more energy efficient than older homes . Older homes simply were not planned to be energy efficient.

When you look for a new house, you should look for an Energy Star rated house . In general, Energy Star homes are 30% more efficient than older homes . This energy efficiency will keep you warmer in the winter, cooler in the summer and save you money every month on your bills.

Many of the energy Star features are cultivated by the builder during the construction process. High quality insulation, for example, keeps out drafts and aids your home holds heat in the winter time. An attention to detail in avoiding gaps and cracks in the framing, walls and ceilings, can make a tremendous difference. A space of just 1/4 inch to the outside can cause your house to leak air like a balloon with a small hole. An airtight construction is very important.

In addition to the construction, appliance choices can have a direct effect on your electric bills. You should pick energy Star rated appliances, including the refrigerator, dishwasher, stove, microwave, washer and dryer. If your house includes air-conditioning, you should only pick one with a top energy Star rating.

On the heating side, you’ll want a system with an Annual Fuel Utilization Efficiency Rating of 90 or greater. On the cooling side, your air conditioning system should have a SEER (Seasonal Energy Efficiency Ratio) rating of 12+ to be Energy Star efficient.

Other features will also aid the efficiency in your home include digital thermostats with timers, outdoor lighting with timers or light sensors, room switches with motion sensors and similar choices to aid ensure that you are not wasting electricity. Of course, you should try to remember to turn off the lights, but having technology help you in case you forget will save you money and decrease waste.

When it comes time to resell your home, energy-efficient houses are more attractive. One of the great upsides of new construction, such as the Emmy homes project in Commack NY, is that if you resell in five or nine years, you will be selling an efficient home as opposed to an older home which is less efficient. This will not only increase the resale price but also the ease of selling your house .

New Construction in Commack: Is New Perfect For You?

If you’ve ever thought about purchasing new construction on Long Island, right now is the time for you to be looking. With the real estate market where it is, it is more affordable than ever to buy new construction. On Long Island, your opportunities are limited. The amount of free real estate available in this once farmland area, is virtuallycompletely developed. Many communities have placed regulations on construction, preserving the remaining farmland and open areas.

Nonetheless, new construction is still available and may be perfect for the new homeowner. If you’ve been searching at real estate, and have considered new construction, you should review this:

1. Older houses, while “charming” on the outside, are, in fact, old homes. Over time they age. Many homes in the40 to75-year-old range have become “knock downs”purchased by builders to put up new construction. If you’re buying an older house, it could cost you a lot in the long run with upgrades and repairs.

2. New construction allows you more flexibility. Very little people ever find the “ideal home” of their dreams. Usually, they need to paint, wallpaper, remove carpeting, move walls, rip-out bathrooms and kitchens and a list of other tasks that become very costly. That older houses that looked like a deal becomes very costly once you’ve done the repairs and modifications you want.

3. With new construction, you do not have to live through renovations. Kitchen remodeling, expansions and modifications to your home can take months-even years. All the while, you are living in a construction zone.

4. You also have the additional costs of doing these improvements, which must be purchased on top of the purchase price of the house. Many families have to save for many years to have the available money for upgrades. Others may try to take 2nd mortgages or home-equity loans, but this may prove unsuccessful-especially with more rigid lending requirements.

You could look to borrow an additional $150,000, but your house is not worth an additional $175,000 today. Therefore, you lack the collateral to justify that home equity loan. In comparison, new construction, even if slightly more expensive, has the full value in the house already, which is what mortgage companies want to see.

5. When choosing real estate, and evaluating existing houses, you have very few options. The real estate is “as is”-meaning the grass is what it is, the landscaping are what they are, and the yard is what it is. Usually, with new construction, it is usually newly landscaped or in natural form so that you can landscape as you want (usually, new construction without landscaping is less costly than landscaped). With new construction, you are getting beautiful new property or freshly graded land that is set for landscaping.

When you’re ready to choose new construction, be sure to remember all of these factors in mind. As you examine the cost of the house, consider the true expenses beyond the asking price. Many families discover far better values with the newly built houses versus a less expensive existing home that needs improvements. Even if you are handy, a improvement are not free. You also need to come up with the money to pay for those improvements (whereas with new construction, those costs are built into the purchase price and are covered by the mortgage).

A subscriber asks: “I just sold my home on a short sales agreement rather than let the banking company take it in foreclosure. I don’t know who bought it, and I don’t care; we’re just glad to be rid of it. My agent says the home must be “broom swept.” What does that mean? Am I demanded to sterilize it up after moving out? How clean am I supposed to leave the home for the new house buyers?”

Answer: That’s a great question. Break for a second to study the condition of numerous bank-owned homes. Grease, filth and mold are often the least of buyers’ worries when they find all the appliances are ripped out, the water heater has been stolen and the front door is boarded up.

Some banks don’t complete anything, and they insist that house is sold in “as is” condition. Places in a seller’s possession that are released over to a new buyer are different. It doesn’t matter if that home is a short sale or a standard sale, sellers may have obligations to clean the home.

Legal Responsibilities for Cleaning a Home After a Sale In some states, real estate purchase contracts stipulate that the home is to be “broom clean,” meaning the seller should at least sweep the floor, the walls and ceiling. The language in some of these contracts is ambiguous.

Popular contracts don’t deal with the condition of the house apart from stating that the home should be left in essentially the same condition as it was when the offer was taken. The Residential Purchase Agreement says the property is sold in its present physical condition as of the date of acceptance, and the seller is to remove all individual property and debris.

To determine the extent of cleaning that you are contractually bound to do upon overturning, you should read your purchase contract.

Customary Ways to Leave a Home After Moving In the absence of a legal necessity to clean the home before moving out, most sellers take primary steps on their own to present the home in an good shape to buyers. It’s perceivable that after moving all day, sellers may be too tired to spend a lot of time cleaning.

Employing a cleaning service can be an outstanding solution. Sometimes, listing brokers will commit to have the house professionally cleansed.

When buyers bought a Boise home in a nice neighborhood, the listing broker inspected the home upon closure. He determined the carpet wasn’t good enough, so he hired carpet cleaners to shampoo the carpeting before the buyers moved in. He paid for the cleaning as a courtesy, not because he was obligated.

While most buyers will clean the home to their own measures before moving in, regardless of a sellers’ efforts, following is a listing of matters a seller can do to leave a home pretty clean and make goodwill:

Cleaning Within the Home Before Moving Away * Get Rid Of all individual property. * Vacuum the floors. * Clean kitchen appliances, inmost the icebox and oven, and wipe down counters. * Scour sinks and bathtubs. * Rub down interior cabinets and shelves. * Wash tile and vinyl / linoleum flooring.

Cleanup the Garage * Take Out personal belongings. * Throw away junk. * Properly dispose of toxicant chemicals. * Sweep the floor. * Stack items pertaining to the house such as paint cans, roofing stuffs or surplus flooring.

In sum, leave the home in the condition that you would like to find your new house. Remember, the new home owners might obtain some of your mail by mistake or packages over the holidays. It’s a great idea to stay on pleasant terms with the new purchasers. And it’s also the right thing to do.

Most real estate professionals wish to promote their business online with the blog of their website. If you are among them and want to direct more traffic to your blog, you can do so by using a trackback link. These links are not very regularly used with regard to blogs since using them is not that easy. Nevertheless, a trackback link can prove to be very beneficial to increase traffic to your blog and you can earn monetary profits from your home itself. As a realtor, you must utilize this relatively new method since not many people are aware of it and you can easily have an edge over your competitors.

A trackback link is one of its kinds. It is not like any other link but helps its user to send comments to some specific website from the user’s site when put to use. It can function in a dual way.

For instance, if any writer comments on any post on your blog and uses your personal trackback link, then you will instantly receive a notification in the area of comments where the text of the other writer’s post will be displayed. In this way you can be informed if someone else refers and recommends your post or article.

If you point out somebody’s specific blog post then trackback link also possesses a feature which can immediately let that person know about it. To be told in another way, it is basically mentioning of references within one’s personal blog and allowing the readers to click on a write-up if they want to derive more information and knowledge about the topic of that subject by reading articles written by other writers.

A short blurb will appear from the post of your blog on the other person’s website when you make a blog post and are referring to the other person’s blog post. This link back will help in creating more visitors to your website. The only requirement is that the other blogger possesses a trackback link. These days most of the blogs on WordPress have this trackball link. Individuals have to become more aware of trackback links.

The trackback link is such a feature that is similar to having comments enabled or even disabled on your own blog and moderating them for deciding if you really want to maintain them or simply discard them. This gives a lot of flexibility to manage your blog.

Having a trackback link and commenting on the blogs of others has a subtle difference. In the case of the former you get a greater amount of targeted links that point back to your website than via a comment exchange or regular link. Even the popular search engines prefer these links to other regular ones.

The trackback link has a lot of functions that can prove beneficial to blog owners. With such a link you can let others know and even quote blog posts. The process of notifying from one server to another, when a compliment is posted to their blog article is also a helpful feature. And the best of all functions is, a trackback link can make your real estate blog get included in some other site. Thus by using this process you can establish and intensify your business on the internet.

Bad Credit Mortgage Refinance Options

Homeowners with bad credit should not discount refinancing their home because it is still a realistic option even with bad credit. Despite the financial climate there are still companies who are still offering bad credit mortgage refinance to home owners with bad credit history. The lenders will show you the options available to homeowners with a poor credit rating. They can show you refinancing options also, if your credit problems are not so bad.

There are many lenders that are reluctant to loan any money regardless of the type of borrowing you are looking for especially when you have a less than perfect credit history. When you find yourself in a situation of bad credit rating, there are still lenders who have expertise in finding you a mortgage refinance even with bad credit. Sourcing these lenders might not be easy but with a bit of effort it is possible.

Any type of loan, with bad credit will have a higher interest rate along with higher closing fees compared what you could get for having good credit. You may even have what is called a pre-payment penalty that could last up to three years and a large amount of interest that you may have to pay for a couple months before being able to pay off the loan.

Homeowners with bad credit can be helped by these companies to source and make loan applications with an improved outlook in getting the refinance approved. With thorough research lenders can be identified to remortgage or purchase the property, and if care is taken when deciding on the options available the repayments can be decreased by a considerable amount over the duration of the loan. The more affordable payments will mean that because success in meeting the repayments is more likely which may result in the homeowners credit ratings improving and with the chance of interests rate on the loan be reduced further improving the burden on the individual.

As is common practice for whatever type of credit you may be applying for, the lender will perform extensive credit checks and the individual’s personal circumstances. The lender will want to investigate your credit history and the details of any debts that you have. They will want to know about your current and past employment history and salaries. They will require proof of the information that you provide them with including bank statements and other documentary evidence. Even when going through a bad credit refinance you should you must review your credit score and confirm that it is correct.

Since you are trying to refinance with bad credit, they may also be looking at how much cash you actually have one hand at the time of refinancing. Of course the lower that your credit score is, the more cash you are going to have to have on hand to secure the home loan or a bad credit mortgage refinance. You may have to have a pretty hefty down payment that can be anywhere from 20-25% down instead of the usual 10%. Doing it this way will let the lender know that there is not as much risk, when it comes to lending you the money for a bad credit mortgage refinance.

There are untrustworthy lenders in the market whose priority is not about the welfare of homeowners looking to refinance their mortgage, but rather looking to exploit their financial predicament for their own gains. For this reason care should be taken when choosing the mortgage provider and particular attention should be paid to the finer details of any financial agreement entered into. Be aware of any fees and penalties involved in the future should you have trouble meeting your obligations. When investigating what your options are available for a mortgage refinance be sure to look at all the options available before making any decisions.

Finding yourself in a situation of having bad credit is not uncommon even to the most careful of planners. Especially in the current economic climate, circumstances can change without control, leaving families in financial difficulties. This is reason the bad credit mortgage refinance market exists. But when considering the option of refinancing a mortgage due to bad credit, be careful in any decisions you make as the consequences could stay with you for a long time and actually make the situation worse if the wrong choices are made.
