Resolved Question: I think i might be a good parent…..?
I’m planning to have nine kids, but my wife doesn’t really seem that into it. She wanted a really nice house, like the victorian thing with the doorhandels and brass knobs and whatever, but I “Jeenie, I need a house that’s as small and flimsy as our relationship.”

She’s a kidder, that one. She doesn’t actually laugh out loud, but you can see the laughter in her blue darting eyes. You can tell things like then when you’ve been together as many weeks as we have.

Anyway, I would like make my nanny wear this 1950’s robot costume, with the antenna head and metal barrel for a chest. And I’m gonna put numbers in their names. Because that’s how you raise kids. Nice and crazy, dammit.

Resolved Question: As a vegetarian, which of these places would you rather be taken to?
Trying to plan a special dinner with her. Came up with three places…she only recently became a vegetarian a few months ago.

Scaramouche – It’s our favorite restaurant, has sentimental attachments to us. Great desserts, but they don’t really serve too much vegetarian cuisine…just salads, etc. She loved it when she wasn’t a vegetarian. Extremely romantic.

The Corner House – A converted Victorian house. Renown chef, great patio, another romantic place. They don’t normally do too many veggie dishes, but the chef has agreed to prepare a special veggie tasting menu just for us, if we decide to go. He doens’t do this often, so it’s special…but then again, it might be a miss in tastes, if he doesn’t do it often.

George – Last time I went, the bill was $500, I nearly cried, lol. But the chef is awesome. They have a regular 5 course vegetarian tasting menu that is reputed to be amazing. But the desserts…hmm, don’t like them.
It should be noted that I am not a vegetarian

How to Find Low Rent Apartments

Have you and your family come upon financial issues recently due to the economy? Is your income not at the level it used to be? If you have been cutting back on spending you might want to consider downgrading your current apartment to a cheap apartment for rent.

First before you even set foot outside to look for low rent apartments, turn on your computer and go online. There are several websites that you can use to help you find low rent apartments. Check out each one and see which can best help you find what you are looking for.

Next, get with a realtor who also manages property. Since they are knowledgeable about the area and also have managed property, then can help you find some low rent apartments. Either they may be managing some or they will know of people that are renting out.

Another place to look is at the supermarket or at news stands. These places usually have free apartment rental magazines that you look through to see what kind of rent you can expect to pay.

Finally, try using the service of apartment hunters. Apartment hunters have a deal with many apartments where they get a commission if they refer people to the apartments. Therefore the service to you is free to use.

When you go to look at the low rent apartments and you happen to see some residents, chat with them and find out what the apartment complex is like. The residents can give you personal unbiased opinions about the apartment.

When you have narrowed down your choice of low rent apartments, be sure you do a thorough check of the inside of the apartment. Watch out for anything that needs fixing and cleaning and report it to the staff.

Although you may not think it will happen to you, theft and natural disasters can strike anytime and you do not want to be without renters insurance when that happens. Be sure to purchase insurance. The cost is not high at all and can save you a lot of troubles later.

Foreclosures by the Mortgage Company in 2009 and Down the Road

Haven’t you been told that foreclosure rates are still going up? Many of the bigger second chance lending companies in the United States and all over the world are looking at the same challenge. Listen to this, USBank, Bank of America, Wells Fargo and other smaller banks have noticed an advance in homeowners going into foreclosure. That staggering number is worth note for many reasons. Yet, as someone facing foreclosure, one may want to take into consideration how the whole thing functions and to fully know where you can get into it and sell, save from foreclosure, or buy a home.

Previously the procedure of bank foreclosure, for example, was lengthier than one might realize. The process starts after a house owner neglects to do one of their payments on their mortgage. With a delinquent amount, the business will start to email you to learn what the challenge is at the moment. The lenders may work out a plan for being caught up at this point. They will then work with the mortgage holder any way they possibly. When the home owner continues to miss bank payments, the preforeclosure procedure for real gets under way, which perhaps you know that for the the banks it starts with the lawyers being notified.

For the Wells Fargo preforeclosure, Bank of America preforeclosure, or any other preforeclosure to go through, for the most part the other person must prove in a court of law that the home owners neglected to make financial amends or to somehow make progress on the mortgage (sometimes mitigating the home owner’s loan can help, for instance.) The process includes public announcement in a nearby law court in addition to a announcement in local columns of the negligence to pay. After this, the institution must get through the local laws concerning taking over of the home. At some point, the court will move the title to the bank.

So, when Wells Fargo foreclosure or any other type of preforeclosure is happening, can an investor in properties come in and assist? If they would like to take a look at the property, they will want to start with coming in contact with the homeowner that is caught up in foreclosure. The investor can buy their loan from them or simply take over the loan. In such a situation, there is some risk, but the investor helps avert the entire preforeclosure procedure, which helps all involved to come into a better position.

With Wells Fargo and similar foreclosures, the banker is supposed to do their best with the home buyer. During this process they find the best, manageable loan that is available to them. The lenders try to assist them in getting all paid up. But keep in mind, there are rules that should be adhered to. If you are looking at preforeclosure, find an honest company to help you or try to deal directly with the lender. Of course be certain you get things under control right away and don’t put it off.

Whenever you are selling a home, whether one you have lived in, or one that you bought to make a profit, it is important that you present the residence in the best possible manner, so that it sells the quickest. You want potential buyers to feel come in and feel comfortable, invited, and be able to have immediate ideas of why they want the home they are looking at. Cold empty rooms, echoing hallways, and dull colors often deter people away. Because these homes are harder to sell, many real estate agents shy away from showing these homes.

Interesting enough is the fact that instead of lowering a listing price, simply spending some extra cash to fix the home up or make it look nice can make a bigger difference when selling it. The key to doing this correctly is planning ahead. If you know when the next open house is, something as simple as renting furniture can give your house an edge on other homes.

If you are someone who buys and sells homes frequently, investing in some cheap but tasteful furniture from a second hand store or garage sale is a smart idea. This can help you save money over renting furniture, and it also saves you time trying to find the right things. Having a couple matching sets is ideal, that way you can fit the flow of the home you are selling.

Your real estate agent can be a huge resource for information when staging homes for resale. There are also professional staging services that will come and assess the home and give you recommendations of what furniture is needed, what colors to paint rooms, how to arrange things, etc. If you are someone who does not have the time to do this, or someone who just does not have the right touch, many home staging services offer to make the changes that are needed themselves.

Staging the inside of the property isn’t the only area where staging can be done. The outside of the home is the first thing buyers see when the approach the door. Garages that are repainted, doors fixed or replaced not only help to sell the house, but can also raise its value.

Staging the yard to seem child and pet friendly is a fantastic idea if you are trying to present the house as a family dwelling. Simple ideas such as setting up a small playground or a sandbox, adding some toys, or setting up a cheap kennel can jump start peoples imaginations. Making it easy for people to envision their family living in the home makes it easier to sell the home.

Talking to your local real estate agent could be helpful when thinking of staging ideas, or there is tons of advice and tips online. Your agent will be able to suggest certain improvements, or at the least be able to connect you with a professional staging service. No matter who does the staging, whether yourself or a professional, putting in the effort will give your home warmth and life and it will also help you sell your home quicker.

Figuring Out the Debt-to-Income Ratio in a Loan Modification

Loan Modifications are becoming popular. A loan modification helps people save their houses by decreasing the payment in the loan. However, not every individual who applies for a loan modification gets one.

Lending institutions go over each individual application to see if the owner will be able to pay back the loan after the mortgage. Banks generally take a look at the debt-to-income ratio to know if the home owner will be able to pay back the mortgage. In this essay, well look at how to figure out this ratio for a loan modification.

First, you should sum all of your monthly gross income. the gross income is the money you make prior to taxes. In the case you receive alimony or child support, you need to add these fund

Later, you should add all of your monthly debt payments. You need to include the minimum monthly payments on your credit cards, car payments, the desired new mortgage payment, property taxes and home insurance. In this step, do not add utilities, cable TV, food, etc.

After you have figured out your recurring debt payments, with the addition of the new mortgage payment, you should multiply this number by two.

To find out if you have a very good chance to get approved for the mortgage modification, your doubled number needs to less than your gross monthly income. If the amount is over the gross income, there is a decent chance that you won’t be approved for the modification.

Keep in mind that banks are usually willing to modify a mortgage when the debt-to-income ratio is under 50% of your gross monthly income. A few banks will go up to 55%. Nevertheless, most of the lenders won’t allow any more than that percentage.

Regardless, you may sometimes be approved for a loan modification if you have a special situation. For instance, you may have been ill and you can now go back to work in a good job.

In addition, remember that this way to calculate the ratio is only used as an example. It is up to you to discuss your situation with a loan modification expert who can aid you present your case in a better light or even offer you suggestion on how to modify the debt-to-income ratio so that the new loan is given by the lending institution.

Advertise Apartment Rentals -Crucial Information

Any renter who has got a pet knows exactly how difficult it is to find a pet-friendly apartment complex that would welcome them with open arms. And that is just too bad because the situation can very easily be remedied with a three-word policy: Responsible Pet Ownership.

Landlords who advertise apartments which are vacant do not always designate that their apartment marketing plan does not include or, more strongly, does not allow occupancy by tenants with pets. However, that sad fact is uncovered when the want-to-be tenant appears on the scene. Although many pets are frowned up, the rules are sometimes less rigid when it come to fish, birds (canaries, parrots, macaws, cockatoos, etc.), small cages mammals or rodents (rats, mice, guinea pigs, hamsters, gerbils, rabbits ), reptiles (snakes, lizards, turtles, frogs) and felines (a.k.a. kitty cats).

It’s the dogs, large and small, which are known to be mens (and womens) best friends that have got the bad rap and have acquired the worst reputation for being undesirable and unwanted tenants. That statement is made obvious time and time again by the fact that, on the one hand, many landlords want to fill their vacancy and advertise rentals in newspapers, hang out “Apartment for Rent” signs and sign up with a variety of websites that provide rental advertisement services. On the other hand, the same landlords turn away tenants who respond to the rental advertising on the basis of owning a pet and most specifically a dog.

I suspect that that is so because dogs tend to bark louder than birds chirp, cats mew, snakes hiss and so on.Furthermore, in lots of cases owners of dogs view their pets as equal (or almost equal) members of their families and give them too much free reign. This takes me back to the statement I made earlier – … the situation can very easily be remedied in many cases with a three-word policy: Responsible Pet Ownership.

For anything to do with advertise apartment rentals ; we suggest you do some careful research first and beware of the sharks out there!

But what is Responsible Pet Ownership exactly and how will it make landlords to rethink and then to rewrite their policies as they pertain to pets?

Responsible Pet Ownership is a lifetime commitment the owner must make to their pet and the environment. Responsible Pet Ownership includes:

Providing pets with adequate food, shelter and of course water. Providing pets proper grooming and sufficient exercise. Making satisfactory arrangements for the pet to be spayed or neutered. Affording pets the companionship they require. Keeping them healthy with timely vaccinations and regular veterinary checks. Licensing the pet with the local authorities. Ensuring that the pet wears an identifying tag at all times. And last but not least is the point which landlords most frequently make against tenants with pets – providing obedience and socialization training.

Socialization and obedience training is truly a huge issue because pets (mostly dogs) which are trained accordingly will usually bark less frequently, will most likely not destroy the property or any parts of it, will not be a threat to other tenants and will not defecate where they are not supposed to. And when and if they do any of those things, their owners will go through all the measures that are necessary to correct such behavior.

Yes, a well socialized and obedient pet, but most particularly a dog, can make the difference between being a menacing tenant or a pleasure to have around.

Taking Proper Care Of Your Rental Home As A Tenant

When you are renting a home from someone, it’s important to take care of the rental while you are the tenant. Homeowners of rental homes in Utah and KeyRenter have found that when tenants move out, the property isn’t in the same condition as when they first moved in.

The consequence is having none or part of your security deposit not returned. They keep it to use for repairs on the rental home. Utah property management also inspects the property like KeyRenter. Get your security deposit back by keeping your rental home clean on a daily basis.

Be careful when walking around on the floors. It’s a good idea to take your shoes off at the door when you first walk in and have a rug at the front entrance. This is especially crucial with homes for rent in Utah because the snowy, winter season causes wet and muddy foot traffic. Keep your carpets clean so the landlord won’t charge you to clean or replace dirty carpet.

When hanging up artwork or other items on the wall, try to use the least amount of nails. More holes in the wall does not look good, and they’ll probably charge you for the time and money to fill the holes.

Keep appliances and fixtures clean during your stay. Clean out the oven and fridge often so it’s not a big hassle when you move out. Keep the bathroom clean with the tub, toilet, and sink in proper care at all times.

If you are in charge of yard work, do it on a consistent basis. Mow the lawn frequently and don’t forget to water. If you let the yard dry out or get overgrown, the landlord could charge you for the yard damage.

Don’t disturb the neighbors with your noise. Keep the noise level low and don’t hold any loud parties. Also, if you have a pet, make sure it is not disturbing the neighbors either. That way your neighbors won’t complain to your landlord about you or your pet being too loud.

You don’t own the rental home, you are just residing in it for a short-term. So do the landlord a favor and maintain its condition for the next tenants to enjoy a clean rental home as well.

Find The Best Utah Property Management

With rental homes in Utah, there are several Utah property management companies that manage them for homeowners. Homeowners get to choose which rental property management they would like to be partnered with. If you are looking for one, there are a couple of questions you should ask to see if they fit into your criteria. Know your options and ask questions to find the best Utah property management for you.

Does the Utah property management help with rental price analysis and marketing? There are some like KeyRenter who offers advice on rental price by accessing the MLS to determine the value of your home. This can help since you don’t want to be too high or too low when you give an offer. Marketing is another aspect that should be looked into. Some only market online while some do both online and print marketing.

Do they put a lockbox on homes for rent in Utah? Lockboxes are convenient for potential applicants. They can be given the code to the lockbox which is hung on the front door handle and gives them access to the property. This use is so an agent isn’t needed for them to see the property. If they are in town for only a short time and need to see it quickly, they don’t have to go through the hassle of waiting for an agent to show up. Lockboxes are used by KeyRenter to also keep the property safe.

How are the rent checks handled? Many take the rent check and divide it up. First, they give a portion of it to themselves for the management fee and then give the rest to the homeowner. Some places like KeyRenter.com will directly deposit the check into your banking account for you. Sometimes the check won’t get to you until the 15th of the month because it goes through the process.

Do they help with needed evictions? Most of them help with evictions if they are necessary. They will give an eviction notice and then go through the proper, legal proceedings of the state. That way you are ensured that you won’t do any illegal evictions and that it will be done in a swift manner.

What are the management fees? Most of the Utah property management companies charge by the percentage of your rental price. So each month they’ll take 8-10 percent of the rent check and give the rest to you. With Keyrenter.com, they have a flat fee of $75 a month which is lower compared to the percentage management fee.
