Home Inspection: Inspecting The Electrical

Your home inspector will inspect the electrical components of a home you are planning to buy. Many people wonder what the inspector will be looking at. Here is what you can expect from the electrical part of the home inspection.

1. Panel Box – The panel box will be inspected to determine the size in a amps, the location of the main disconnect, and if the panel has fuses or breakers. All defects will be reported in the inspector’s report.

2. Wiring and Conductors – During the visible examination, the home inspector will identify the type of branch wiring and conductors used to provide power the light fixtures, switches, and outlets. Any defects such as grounding or double taps will be identified in the home inspection report.

3. Service To The Home – There are two types of service to the home, overhead and underground. The inspection report will outline which service type the home has and if any problems exist.

4. Grounding Cable – The home inspection report will identify the location and type of grounding cable used. Sometimes you can not see the cable because it is protected by conduit.

The home inspector will also test these outlets and breakers with an electrical tester to affirm they are working correctly.

7. Smoke Detectors – The home inspector will check to see if smoke detectors are installed in the home.

There are a few limitations to the home inspectors examination. For safety reasons the following limitations generally will apply:

1. Insert tools or testing devices into any main or auxiliary electrical panels.

2. Do not engage breakers or fuses that are off at the time of inspection.

3. Move furniture to access electrical outlets or panels.

4. Inspect equipment that is not readily accessible.

5. Dismantle equipment or component for any reason.

6. Test all switches, receptacles, or fixtures.

7. Remove electrical cover plates on outlets and switches.

If you have time to make 100 offers in search of a cheap rent house then their techniques are probably going to work well for you. Instead of throwing a hundred darts at a board in search of a low priced steal of a deal like most of the other bidders on this property did, we got to the heart of the banks two biggest problems. They needed to sell the duplex quickly, and they had to sell it at a price that would allow them to recover the outstanding mortgage amount. Most other bidders went in with low-ball offers and lost out on this high-quality income-generating property. We offered a quick close and a price equal to the amount of the outstanding mortgage and we had the winning bid.

This property makes us $500 every month and added to our net worth the day we bought it.

When you are looking at buying a rental property, instead of focusing on making a steal of a deal, turn your attention to finding the sellers biggest challenge and figuring out how you can solve it. When you take a problem-solving approach to deal making, you are more likely to create an even better deal for yourself than if you had focused only on the price. And, no matter what, you’ll be saving yourself the headache and pain of making 100 different offers!

Open Question: A special gift for the parents?
My brother and I (I’m 24, he’s 22) are visiting my parents in the Blue Ridge mountains during my break from university next monday. We haven’t seen them for awhile and they’re without a doubt, the most incredible parents ever. I want to bring a present along with me, but it’s a twelve hour car ride, so anything perishable wouldn’t do. They own a log cabin with a lot of wooden bears and stuff, so I was thinking of getting a bear that says “I love you” or something like that. I’m vacant on ideas though. Any thoughts?

What You Need To Know About Foreclosure Scams

Home foreclosure is becoming a far more common problem now then it was just a few years ago. Often it originates from one missed payment which soon spirals out of control. Before you know it you have missed three or four payments and the mortgage lender or bank wants you to pay everything you owe all at once, right then and there. Often this is a major burden to the homeowner and in the end they must decide on some sort of plan of action…this is normally where some one can fall for a scam.

Foreclosure scams are very common as much as the problem itself. Since homeowners believe that they have no choice they fall for these traps, which of course make their situation much worse than it was. Not only is the stress of the foreclosure an issue, but then the fallout from the scam starts…and brings additional stress.

The people who work these scams advertise online, publish advertisements in the local newspaper, distribute flyers, and call houses which are included on the foreclosure list. Sometimes they call themselves “mortgage consultants/real estate investment planners” who offer foreclosure services or advertise with “We buy houses” signs.

Some of the more common scams.

Bankruptcy Foreclosure Scam

The promise here is that the house will be saved. In return they will either ask for the homeowner to pay their mortgage directly to them, hand over their deed and pay rent, or obtain refinancing. of course they don’t do ANYTHING to fulfill the other end of the bargain, they don’t contact your lender or obtain refinancing for you. They keep all the money and file bankruptcy without your knowledge. Only to use a diffirent name and do the scam agian on some other poor soul looking for help.

Since the homeowner is not aware that bankruptcy has been filed, they fail to participate in the case. The case is dismissed and the house continues onto foreclosure. Apart from loosing money and your home, you will also have a bankruptcy on your record.

Equity skimming or “Skimming”

The scam operator poses as a buyer. They then promise the homeowner to pay the mortgage or given them a sum of money once the property has been sold. The operator then convinces the homeowner to sign over the deed and move out. The homeowner can stay but they have to pay rent. If they opt to move out the operator lets a third party rent the property. The scam operator of course does not pay the mortgage and lets the mortgage lender foreclose all the while stemming off questions from the original home owner about where they are in the “process.”

In the event the house has equity, the scam operator sells the property and pays off the debt. (And keeps the equity that the homeowner could have had if they sold it.)

Should you find yourself facing ANY of the above mentioned situations….contact a local mortgage office and ask them if they have ever heard of a “program” like the one you would be offered…if they say no….call the local police and ask for the consumer fraud division.

Home Inspections: Inspecting The Garage

During the process of the home inspection, the home inspector will examine the garage to determine if any defects and potential safety hazards are present. Here is a list of five areas inside the garage the home inspector will look at.

1. Garage Type ” The first thing the home inspector will determine is the type of garage. For example, is the garage attached, detached, built-in, basement, or carport and will the garage hold one car, two car, three car, etc?

2. Structure ” The structure of the garage is defined as the materials it is constructed out of. Most garages fall into the most common types which are masonry and wood frame. The inside of the garage will either be unfinished or finished. An unfinished garage has exposed wall studs, wiring, plumbing etc. A finished garage will have the walls insulated and covered with either wood paneling or drywall. The home inspector will also examine the garage floor for cracks and settlement problems.

3. Electrical ” Inside the garage, all of the electrical switches and outlets will be tested. The home inspector will document if outlets have GFCI (Ground Fault Circuit Interrupter) protection. All other electrical information will be in the electrical section of the home inspection report.

4. Garage Doors and Openers ” There are 3 things the home inspector is looking for with the garage doors. They are condition of the doors, installation of a automatic door opener, and the proper function of an auto reverse feature. The auto reverse is a safety feature that prevents the garage door from closing on someone. The home inspector will report back on the function of these items in the home inspection report.

5. Plumbing ” The home inspector will determine if the hot water heater is located in the garage and if it is installed properly. If the hot water heater is gas powered it should be on a secure platform at least 18 inches off the ground. The home inspector will also test any sinks or plumbing fixtures for leaks.

Garages vary in size, type, and amenities. This article is a general overview of what the home inspector will look for. Additional items may need to be inspected based on equipment installed and the home inspectors findings.
